Introduction

Meeting and Site Visit
We will conduct a study of your property to determine how best to attain your desired design. This will include looking at satellite and street view photographs of your home, as well as researching local Planning Authority Policies.
We can then meet at your home to go over your needs. Once we understand your goals, we will offer you with a written estimate of our design fees.
Appointment
Although the Building requirements drawings will offer your builder with adequate information to construct your project safely and in accordance with the most recent requirements, they will not include information on the finishing elements.
The required interior finishes, including wall coverings, floor coverings, bespoke woodwork, electrical and heating arrangements, and other finishing touches, will be specified in the Specification of Works.
Architectural Design Development
The design development phase follows the schematic design phase and refines the elements that were established earlier. For example, the designer finalises the client-approved schematic design and begins work on the building’s general structural features
Obtaining Approval
Planning: This stage is critical to ensuring that your project is completed in accordance with current design standards.
Build: We create the necessary blueprints and specifications and represent you during the approvals procedure.
License: At various points during the construction process, a representative of a professional control body (such as a local council or an approved inspector) will visit your home to ensure your builder is carrying out the work to the required standards.
Interior Design
When the detailed design is finished, you may finish your home by selecting the interior design elements. To fit your needs and price range, we provide a variety of interior design packages.
Tender and Contract Appointment
On your behalf, we will submit the necessary planning applications and serve as your agent throughout the procedure. The application will be validated by your local council for two weeks, and it will be considered within eight to twelve weeks.
After this period, you will receive a Decision Notice. If your plan is allowed under your permitted development rights, this procedure is not required.
Project Managing
In order to give you a thorough and reasonable project estimate for your works, we will send a Tender package (containing the drawings and specification of works) to 3–4 contractors. We have solid contacts with numerous construction contractors and tradesmen.
We can arrange for the creation of all contracts, which will outline your obligations under the most recent Construction, Design, and Management (CDM) Regulations as well as pertinent Health and Safety information.
Construction Site Monitoring
We all lead busy lives, thus W1 Design provides a Site Monitoring service to alleviate your stress and keep an eye on your contractors. We typically visit the job site twice a week (unless otherwise agreed) and deliver a brief report with photos of the progress done on your renovation project.
