WHAT WE DO

W1 design also offers a wide range of building and construction services, ranging from basement restorations and house renovations to premium fit out.

Experienced project management, quality control, and qualified contractors are the pillars of any successful construction. We ensure that each project is well-organized and adequately resourced, producing high-quality build projects on schedule and within budget since we only conduct a limited amount of construction projects simultaneously.

Our highly qualified project supervisors are all trained building professionals who bring a wealth of experience, technical understanding, and customer service to our projects.

We normally offer a full construction and design service, but we are also able to contribute to pre-designed drawings and plans, either directly for individual owners or as the main contractor for a small group of prestigious architects and design professionals.

These companies have come to rely on us to not only create a better completed product, but also to handle the construction process in a measured, timely, and creative manner. For construction-only works, we only work on a fixed tender basis; we do not compete.

OUR PROCESS

4-6 WEEKS

1. CONTRACT AND TENDER NEGOTIATING

We produce a completely itemised and estimated scope of works whether we are pricing off our own tender pack or a third party, ensuring our rates remain as competitive and thorough as possible. We are upfront about our price and will collaborate with you to cost engineer the final concept to match your budget.

2. OUR TEAM

We put you up on our project management programme before you arrive on site and introduce you to your project and site manager, who will be your primary contacts throughout the build.

3. PRE- COMMENCEMENT

We generate an ongoing timeline during pre-commencement that highlights key phases and client milestones and is then constantly updated throughout the build to track modifications to the critical path. We also notify all necessary parties in order to fulfil legal responsibilities, such as building control and other applications to appropriate authorities.

12-52+ WEEKS

4. THE BUILD

Throughout the construction process, the site will be kept tidy orderly and in complete agreement with Building Regulations and Health and Safety regulations. The work will be done as quickly as possible. Every week, your project manager will meet with you on site, with meeting notes and progress images updated to document each stage of the build. Payments are documented so that you have a reference point for managing your project finances, and any cost modifications to the contract price are notified and confirmed through the project.

SERVICES & FEES

We don’t merely put boxes on the backs of houses or execute identical loft extensions; all of our building projects are design-led. We prioritise quality and design.

We continuously compare our prices to the market and are certain that we provide exceptional value for money for comparable levels of customer service and dedication to detail.

We normally charge an initial deposit of 10% on instruction, which is used to monthly assessments along with a 5% retention, resulting in you paying 85% of each value. At Practical Completion, 97.5% of the sum outstanding is released, with the remaining 2.5% held for the six-month retention term.
